In this digitalization era, everything is transformed digitally to reduce paperwork administration and processing time. By that way, efficiency and profit are enhanced.
We have seen that landlords often struggle of managing renting their houses or properties to someone else. Those issues are seeking for candidates, handling support inquiries and technical requests, contracts and payments.
More or less the same issues also go to the tenants themselves. As a tenant, especially if he or she comes from some foreign countries to work or live in Belgium for the first time or, perhaps, has just wanted to change their current home, the tenant will find it difficult to see if an apartment matches his/her needs.
Besides, the tenant will always worry first on how the support reputation is. The tenant wants to be ensured that any problem arises with the property where he or she will be staying should be completely solved or friendly negotiable with the landlord. The reaction of the landlord should also be quick. But who knows if the tenant has never stayed with this landlord before. So, the landlords should have a way to manage the requests made by the tenants and the tenants should have option to file a complain directly to the landlords, for e.g fixing a broken pipe.
Moreover, payment is also an issue for both sides. The landlords sometimes require an automatic way of payment reminder and the tenant may also want to opt for different payment options and not simply a bank transfer. It helps both keeps track of the whole payment histories.
Due the Corona virus crisis, most of the direct or physical contact between landlords and tenants or landlords and candidates have been almost impossible. This raises another issue as how the landlords could sign new contracts with the candidates or how the current tenants can extend their stays? Importantly, how would the candidate visit the property?
We may read those issues carefully can come to different fragmented solution such as an online service for payment, another service for reparation requests, emails for support, email for contracts...
However, those could make the candidates find more difficult to reach the contract of the landlords. And the landlords might not handle well amongst different tools.
So I come to an all-in-one solution that could help all parties live well with each other.
My project is a SaaS (Software as a Service) web-based application that include all the options to solve issues listed above. The application has and will have:
- Properties listings in which the landlords can list their renting apartments, studios or houses
- Live map allows the tenants calculate how far between their wanted-to-rent property and office that could be reached in different means (walk, car, public transport, train)
- Online appointment with automatic setting up a free Video call.
- Online visiting with automatic setting up a free Video call or 3D
- Online reservation in which allows the candidate to online reserve their wanted-to-stay property by small fees. Those fees are refunded when they signed the contracts
- Online contract with possibity to automatically sent and signed digitally by the tenant. They are in multiple languages and the signed ones is formated in PDFs and sent to the tenants. On the landlords side, they only need to fill-in some limited fields and the rests are filled by the candiates himself. That way, the tenants always in control of the correctness of their data.
- Online inspection which allows the tenants inspect their state of the properties when they move-in and move-out. This eliminates the involve of external experts and give all free decisions and evaluations to the tenants. After each inspection, both parties will check on the system and verify which one is correct, incorrect and should be fixed. This also put hassle free to the tenants since they are sure that they are always in the control.
- Online support and matenance requests which give the tenants a possiblity to enter their requests when there is something not working or broken. The system helps the landlords keep track from the beginning of the request, assigning to the technicians, till the issues are solved and completed. The system also helps the tenants inchat with the technicians.
- Online payment which allows the tenants automatically receive payment requests monthly and they can pay by any means such as normal bank transfer, bancontact, credit cards, PayPal... this helps the landlords also keep track of how the income flow is.

The project has been 60% complete as described and is being used so I have a good proof of concept.
My planning is to continue the competion and optimizing of the project till the end of 2020
